How exteriors costs are calculated.
Replacement pricing for roofing, siding, and windows is more variable than most homeowners expect — and a single dollar number quoted off a phone call is almost never right. Real installed prices depend on five factors. This calculator uses the same inputs a project manager uses to scope a project.
Home size (sq ft)
Roofing and siding pricing scales with footprint. A 1,500 sq ft single-story home typically needs less than half the labor of a 3,500 sq ft two-story. We use sq ft as the primary scaling factor.
Material tier
3-tab vs. architectural vs. impact-rated shingles. Vinyl vs. Hardie. Vinyl vs. fiberglass vs. wood-clad windows. Each tier has a real, defensible price — and warranty terms that match.
Tear-off complexity and substrate
What's under the surface matters. Rotten roof sheathing, water-damaged siding substrates, or rotted window openings add labor and materials. The estimator gives a typical range; we'll catch what nobody can see from a calculator when we confirm the details.
Permits, dump fees, code upgrades
Permits, tear-off dumpster fees, and code-driven upgrades (ice-and-water shield in cold climates, Title 24 windows in California, Chapter 7A noncombustible siding in fire-prone areas) all factor in. We include the typical ones; we surface the unusual ones in writing.
Regional labor and access
Labor rates differ market-to-market — NYC and SF cost noticeably more than Kansas City or Atlanta. Steep roofs, two-story siding, second-story windows, and tight access all add labor regardless of region.

Should I repair or replace?
The general rule for exteriors: if the system is more than two-thirds of the way through its expected life and a meaningful repair is needed, replacement is almost always the better call. Multiply expected remaining life by repair quote — if you're paying more than $1,000 per remaining year, replace.
Repair makes sense when
- The exterior is less than half its expected life.
- Damage is localized — one section, one window, a single flashing.
- The substrate underneath is intact (no widespread rot or water damage).
- The roof / siding / window system itself is still under warranty.
Replace when
- You've had multiple separate repairs in the last two years.
- Roof is 20+ years old (asphalt) or showing widespread granule loss.
- Siding is showing rot, fastener failures, or warped boards across multiple faces.
- Windows are foggy between panes (seal failure), drafty, or no longer operating.
- You're seeing rising utility bills tied to envelope failures.

What's included in the price?

Standard installation includes new materials, tear-off and disposal of the existing system, underlayment / house wrap / proper flashings, permits in most jurisdictions, and our workmanship warranty. Sheathing or substrate replacement, electrical-service upgrades, code-driven add-ons, and ductwork modifications are quoted separately if needed.

Yes — financing options vary by market and project size. We surface the best available terms when we follow up rather than promising a specific APR online, because rates change.
What rebates or tax credits are available?

ENERGY STAR-rated replacement windows may qualify for federal Inflation Reduction Act tax credits. Cool-roof systems in California qualify for Title 24 / utility rebates in some cases. Hail-impact-rated shingles can earn an insurance discount in Texas and other hail-prone states. We identify all applicable rebates when we follow up and handle the paperwork on your behalf.
How quickly can you start?

Most replacement projects start within 2–4 weeks of contract signing. Storm-damage situations move to the front of the schedule. Major weather windows (hot summers, freezing winters) book up faster, so earlier is better.
How long does the install take?

A standard asphalt roof replacement on an average home is a single day, sometimes two. Siding projects run 5–10 days depending on size and material. Whole-home window replacements are 2–4 days. Storm-damage repair is usually same-day or next.
What's your warranty?

All new materials carry their manufacturer's warranty — up to 50-year non-prorated on premium shingle systems, 30-year non-prorated on Hardie siding, and lifetime on most premium window glass. Our workmanship warranty covers the install for the period spelled out in your contract.
